Over the past several years, downtown Encinitas has gone through a renaissance with a variety of improvements and changes. Businesses, property owners and residents in Leucadia and Encinitas (from Encinitas Bl. to La Costa Ave.) have seen the revitalization of downtown and recognize DEMA’s positive influence. This realization led a group of people to explore the possibilities of setting up a Main Street Association to work on behalf of North Coast Hwy 101. With the help of some “founding sponsors”, a consultant was brought in to help set up such an organization. From this effort, Leucadia-Encinitas Hwy 101 MainStreet Association, or “Leucadia 101 Main Street” was formed in 2003.

As of today, Leucadia 101 has established a board of directors made up of business owners, property owners and residents of Leucadia, which is  working with the City of Encinitas and members of the organization to enhance and revitalize the North Coast Hwy 101 corridor (as called for in the North Hwy 101 Specific Plan, approved in 1997).

Leucadia 101 Main Street Association’s volunteer Board of Directors works with its Program Manager to accomplish program goals, and follows the Main Street organizational Four Point Approach which includes:

ORGANIZATION –Promote membership to lay the groundwork for community action and cooperation amongst businesses, residents and local organizations involved in the preservation, revitalization and beautification effort.

PROMOTION/MARKETING –Utilize special events, marketing and advertising that projects a positive image of Leucadia to draw residents and visitors alike to an exciting business district while at the same time, create additional revenue opportunities for local merchants.

DESIGN – Work to enhance the visual appearance of buildings, storefronts, streetscape and landscape in order to preserve, enhance and beautify the visual quality of Highway 101 program area and surrounds, while designing for a pedestrian and bike friendly, “green environment”.

ECONOMIC DEVELOPMENT- Work to create, foster and support a healthy overall business atmosphere with interesting and unique businesses offering residents and visitors the opportunity to shop and buy local.

As you might imagine, the success of the organization depends on having a diverse membership made up of merchants, property owners, public agencies, community groups and residents. Working together, Leucadia 101 can accomplish the vision of its stakeholders…making the Historic Hwy 101 corridor a vibrant district serving the needs of residents and visitors.
